Location: This position can be based at our head office in Kelowna, BC (hybrid) or Calgary.

Position Overview:

The Commercial Financial Analyst will transform operational business plans and project pro formas into comprehensive investment models that evaluate financing structures, capital stacks, funding alternatives, investor returns, and overall project viability.

This role requires a strong financial modeling background combined with an understanding of debt financing, equity fundraising, development economics, investment underwriting, and lender requirements. The successful candidate will work closely with senior leadership, lenders, brokers, consultants, investors, and internal stakeholders to secure project financing and support strategic investment decisions.

Key Responsibilities:

Financial Modeling & Investment Analysis

  • Convert operational forecasts and project pro formas into detailed financial models.

  • Develop and maintain project-level and corporate-level financial models.

  • Model various debt and equity structures, including senior debt, subordinated debt, vendor take-back financing, preferred equity, common equity, and hybrid structures.

  • Analyze project feasibility, funding requirements, and capital stack alternatives.

  • Calculate and evaluate investment metrics including: IRR Equity Multiple NPV Debt Service Coverage Ratios Loan-to-Value Ratios Loan-to-Cost Ratios Cash-on-Cash Returns Payback Periods

  • Perform sensitivity and scenario analysis to evaluate project risks and returns.

  • Prepare recommendations on optimal financing and investment structures.

Financing & Capital Raising Support

  • Support debt and equity fundraising initiatives across active projects.

  • Work directly with banks, credit unions, private lenders, mortgage brokers, and institutional funding sources.

  • Assist in sourcing and evaluating financing alternatives.

  • Prepare lender and investor presentation materials.

  • Coordinate responses to lender and investor information requests.

  • Support negotiations relating to financing terms and conditions.

  • Maintain financing schedules and track funding milestones.

Due Diligence & Transaction Support

  • Coordinate financial due diligence for acquisitions, developments, refinancings, and fundraising efforts.

  • Review corporate, financial, operational, and legal documentation.

  • Validate assumptions used in project underwriting and business plans.

  • Organize and maintain virtual data rooms.

  • Coordinate with legal counsel, appraisers, consultants, accountants, and third-party advisors.

  • Ensure financing packages are complete, accurate, and delivered on schedule.

Reporting & Strategic Analysis

  • Prepare investment committee materials and executive presentations.

  • Identify financial risks, opportunities, and value-enhancement initiatives.

  • Support management decision-making through financial analysis and reporting.

Qualifications:

  • Bachelor's degree in Finance, Accounting, Economics, Business, Real Estate, Commerce, or a related field.

  • 3+ years of experience in commercial finance, investment analysis, corporate finance, project finance, commercial real estate, private equity, development, banking, or lending.

  • Advanced financial modeling experience.

  • Advanced Microsoft Excel skills.

  • Strong understanding of financial statements and cash flow analysis.

  • Experience preparing financing submissions, credit packages, or investment memorandums.

  • Excellent quantitative, analytical, and problem-solving skills.

  • Strong communication and presentation abilities.

  • Ability to manage multiple projects and deadlines simultaneously.

Preferred

  • CPA, CFA, or progress toward a professional designation.

  • Experience in real estate, hospitality, tourism, infrastructure, or development projects.

  • Experience working with commercial lenders, investment funds, or private investors.

  • Understanding of debt structuring, capital raising, and development financing.
